UHT 加拿大联邦空置税介绍

  • UHT是加拿大联邦税务局税种,2022年1月1日生效,2023年第一次申报,申报提交给联邦税务局CRA;
  • 谁需要申报:UHT针对加拿大非居民,长期居住在加拿大的加拿大人或永久居民不需要申报。不动产产权不直接登记在个人名下的要申报UHT,加拿大公司持有的不动产情况比较复杂,请咨询加拿大会计师是否豁免;
  • 税率: 地税评估价的 1% (百分之一);
  • 申报截止日期:每年1月1日起,4月30日是截止日期,不申报会有巨额罚金 $5,000-10,000;
  • UHT豁免:
    • 购入当年;
    • 当年竣工(政府入伙纸为准);
    • 无法居住(需要政府证明,很难获得豁免)
    • 超过半年时间在装修(需要政府装修许可,验收和中间全部文件证明)
    • 自己或者配偶的唯一主要住宅(需要有相应期间的工作签证居住证明:电煤宽带账单等等)
    • 正在加拿大留学的子女的唯一主要住宅(需要有相应期间的留学签证和居住证明:电煤宽带账单等等)
    • 有协议出租半年以上,合理租金
  • 其它:需要申报在加拿大全部住宅,需要申报每套住宅的产权比例(自己和其它共有人详细名字、比例)
  • 报税邮寄地址:
